    A major water damage affected 3 floors of the Riverside Centre at 5100 SW Macadam Ave, Portland Oregon 97239.

    We replaced 750 linear feet of drywall that was cut a foot up from the floor.  The job was all smooth wall-done on 3 different floors and that affected 5 suites and 20 offices.

    Major Water Damage Repaired by Cascade Painting and Restoration in Portland Oregon

    During remodeling of the warehouse complex at the corner of the I 84 freeway and SE 181st, a 24 inch water line broke that was under 100 PSI water pressure.

    The result was a geyser that flooded a large part of the Owen’s Corning warehouse and also the Trailways warehouse that caused extensive water damage.

    The Belfor Company was immediately on the job to cut out the water damaged drywall and insulation and to start drying the water damage.

    For water damage repairs,  we at Cascade Painting and Restoration were called in.  We did more than 900 linear feet of drywall and insulation replacement in a quick and timely manner so the warehouses could be used again.

    Commercial Painting by Cascade Painting & Restoration was also called for in 3 bathrooms, 3 offices and a large portion of the warehouse walls.

    It was a drywall and painting job well done, (if we do say ourselves)

    How to Choose a Painting Contractor

    It depends on what you’re looking for.

    The quickest and cheapest, or a company that will provide the longest lasting and best looking paint job?

    Regardless, of which, you need to check the Oregon Contractors Builders Board to check to see if the company is indeed licensed, and that they carry adequate liability insurance and bonding.  The site will also tell you how long that they’ve been in business and of any actions taken against them.

    You usually get what you pay for

    There are a lot of newly minted painters out there who can sling a brush, (like most people) and quickly put color on a building.  Look for a company with a long track record and the reviews to substantiate their claims to being a good business.

    It takes effort, conscientiousness, knowledge and skill to do it right.

    Proper Painting Preparation of the surface is vital

    And often a way some painting contractors offer cut-rate deals, by not doing it.

    So is not applying enough product.  Quality paints have never been better than they are today, but if enough thickness isn’t applied, in the proper methods, they don’t do their  job. (Applying just a  quick thin color coat is another way lessor contractors are able to offer lower quotes)

    A good company will give you the options of using a superior paint to a lessor one and provide the cost difference in the bid to give the  customer a choice.  High quality paint is usually worth the cost since material cost is a relatively small portion of the total cost of a painting project compared to  the labor cost to do it.  The extra cost per painting project is often not much more.

    Security

    There are a lot of companies out there giving out cheaper bids because they hire unskilled people and undocumented workers, often paying them cash under the table to avoid taxes, fees, workmen’s comp, and complying with labor laws.  Not only is this immoral, and puts more of a burden on honest companies to make up for their slack, but it can put a homeowner at risk for lawsuits and theft.

    A bettor job lasts longer

    Its tempting for some customers to take a lower bid in order to save money,  but if you factor in the longevity of the job, the  legitimate painting proposal, done by a quality painting company, will usually win out cost wise in the long run.

    People’s homes are usually their most important investment in their life and it pays to treat them well and with the care they deserve.

    Exterior house painting in Portland and the Northwest is done in the most challenging climate for paints that there is in the United States.  Although we don’t have the prolonged cold of the northeast and the Midwest, we have enough times of deep cold to make the freeze/thaw cycle a factor.  What sets us apart, of course, is the many months of prolonged moisture.

    Mildew and moss can wreak havoc with your paint job.  The answer is a thorough cleaning when pressure washing and the use of a mildew killing agent.  Exterior paints contain a mildewcide but its often not sufficient.  The painters at Cascade Painting and Restoration recommend adding more to your paint, particularly for the houses that are prone to mildewing.

    Another additive that helps homeowners is to add an insecticide to the paint when house painting. We often mix it into a little paint and apply it around problem areas like porch lights that collect spider webs. It seems to work for a couple of years at least.

    Top quality paint is very important.  After 30 years as painters in Portland , we’re sold on Sherwin Williams exterior paints, particularly their Superpaint and Duration lines.  The cost of paint is a pretty small percentage of the cost of painting houses, since most of the cost is in the labor. It pays to pay a little more per gallon to get great paint vs just good paint.

    Proper preparation is a must, of course, with any loose paint removed, and the areas properly prepped and primed, and all exposed cracks filled with a high grade of caulk.

    Top coating means 2 good coats of paint, properly applied to achieve the appropriate thickness of paint.  A very important part of the painting process that is often neglected, is to make double sure the most vulnerable parts of the house are well prepped and painted.  Such as, the bottoms of the siding boards, particularly that of the very bottom boards next to the foundation and the boards on exposed chimney chases.  Trim boards are the most exposed painted parts of a building, so we recommend spending a little more to buy the very best quality trim paint.

    Painting Portland’s jewel of a garden.

    Cascade Painting and Restoration’s painters feel privileged to have been chosen to restore and paint sections of the garden.  Many areas, particularly the many pillars,  have needed extensive repairs before painting.  After thorough scraping and sanding, we have been applying three coats of Bondo, and sanding the last coat to a fine finish.  Many of the railings have needed sanding and priming as well.  To make matters more challenging, the pavilions are either in the middle of, or protrude into the garden’s koi pond so proper preparation and protection is vital.  Luckily, Cascade Painting enjoys a challenge and different types of painting experiences.  For a finish coat we chose Sherwin William’s latest and best exterior paint called Emerald.  The paint finish is exceptional.

     

     

    So far, Cascade has restored and painted three pavilions  with several more to go.  After that its on to stripping many of the teak windows in order to re-stain and refinish them.We have now completed painting  a pavilion that’s called ‘flowers bathing in spring’ and its beautiful.

    Aside from the exterior painting, we are also doing interior painting in the bathrooms.  Come spring, we’ll be painting the exterior of the garden.

    If you’ve never visited the Lan Su Chinese Garden, you’ve missed some place special so you should make plans to go. (Especially now that Cascade has painted and repaired a lot of it)

    How late can you paint?

    Cascade Painting and Restoration has been painting exteriors since 1988, so we know quite a bit about the subject.  Most paint companies now make a low temp paint–applicable down to 35 degrees–so it does extend the season somewhat.  Sherwin Williams has a product called Resilience that we like a lot for its drying properties in cold, wet weather.

    Though painting is possible late in the year, it becomes more difficult for the painter with the short days, the higher dew point, and the chilly weather.  So, if you can, plan early, get a bid, and be ready to have your exterior painted early in the year.  We often have prime painting weather in the spring when its not to hot or cold–just right.
